Here is a quick budget guide to building a cafe in Tokyo.

Ballpark total:

  • approx ¥2.7M–¥11M (includes 10% contingency) — depends on shell condition, ventilation/exhaust work, and equipment grade.

Main cost items (estimates):

  • Design & permits: ¥150k–600k

  • Interior finishes & joinery: ¥800k–3,000k

  • MEP (electrical, plumbing, ventilation): ¥300k–1,000k

  • Kitchen & espresso equipment: ¥700k–2,500k

  • Furniture & fixtures: ¥150k–700k

  • POS & IT setup: ¥50k–250k

  • Signage & storefront: ¥50k–400k

  • Fire safety & inspections: ¥30k–300k

  • Opening stock & supplies: ¥100k–400k

  • Marketing & launch: ¥50k–300k

  • Project management: ¥100k–600k

Three typical scenarios:

  • Lean (bare minimum) → ¥2.7M–4.5M

  • Standard (mid-range) → ¥4.5M–7.5M

  • Premium (high-end) → ¥7.5M+

Cost-saving tips:

  • Choose a space with existing ventilation/water hookups (big MEP savings).

  • Use good-quality used equipment to cut machinery costs.

  • Negotiate landlord contributions for fit-out or rent terms.
